Branchway Forest is a charming community of large lots filled with mature and stately hardwood trees, custom homes, and enough natural landscaping to create ample privacy for a relaxing and serene atmosphere. Well-maintained entrances, homes, and lawns accentuate the tranquility of the covenants protected neighborhood. We have convenient access to both Academy Road and U.S. Route 60 and are only minutes from Powhatan County Courthouse, local eateries, and shopping . Branchway Forest offers a small-town feel of a rural community while also offering both the necessities and niceties of life.
Throughout Branchway Forest, friendly neighbors create a definite sense of belonging. Inviting hospitality fosters a community spirit through our homeowner’s association. Neighborhood participation in events such as HOA meetings, picnics, Ladies’ Night Out and other social gatherings brings everyone together. Neighbors greet neighbors with smiles and waves while biking and walking with their families and pets. Neighbors lend a hand when one is needed. This supportive interaction and environment is the key component of the sense of “WELCOME HOME” felt within the Branchway Forest community.

HOA Annual Picnic
We have reserved the Fighting Creek Pavilion near the playground for our neighborhood
fall picnic on Sunday, October 5 th , from 1 to 3pm. Please bring a potluck dish and come
join us to visit with long-time friends and neighbors and to meet our newest neighbors.
Everyone is welcome and there is no cost to attend. The HOA will provide hot dogs and
hamburgers, cold soda and water bottles, and paper products for this highlighted event on
our Branchway Forest social calendar. Please make plans to attend!

Are we affiliated with the other Branchway Neighborhoods?
The history of the Goodwyn Farm and family that led to the family of Branchway Neighborhoods including Branchway Forest, Branchway Farms, Branchway Springs and Branchway Estates is a part of our proud, rural history in Powhatan County. We are looking for a volunteer to help write this history onto our website. The neighborhoods were subdivided separately with the success of Branchway Forest coming first, followed by the other neighborhoods providing large wooded lots and lakefront property in close proximity to the historic Powhatan Courthouse.
Is the HOA aware of the speeding problems in the neighborhood and cut-through traffic from Academy Road to Route 60?
We have frequently engaged the Powhatan Sheriff’s Office to monitor speeding and cut-through traffic, and to try to keep our neighborhood roads safe for the dozens of people walking and bicycling. Please make sure your family members know to “Drive 25” and be a part of the solution.
How do I report a maintenance problem?
The Virginia Department of Transportation handles all roadway related problems involving pavement, street signs and drainage issues for the roadside ditches. For any questions or concerns about VDOT maintenance responsibilities, call the VDOT Customer Service Center: 1-800-FOR-ROAD (1-800-367-7623)
The Branchway Forest HOA handles all mowing of the common areas along the roadway, lighted entrance signs and white fencing at Academy Road. For any questions or concerns, or to volunteer to help with holiday decorations or clean-up needs for these common areas, please contact our HOA President, Don Rissmeyer, through the contact form.
I want to know more about the planned Cumberland County landfill.
We know folks have concerns about the 238-acre landfill proposed in Cumberland County. On January 22, 2020, DEQ received a Permit Application and Landfill Impact Statement. The proposal is for 1,178-acres of which approximately 238-acres will be used for waste disposal, and the site is just across the county line on Route 60. Does the neighborhood have covenants?
The Architectural Control Committee (ACC) was appointed by the original development team of Archie Goodwyn and the Goodwyn Family to enforce the mandatory covenants recorded with each lot in our subdivision. Changes to ACC committee members are maintained through recordation at the county clerk’s office and the committee is completely separate and independent from membership in our homeowner’s association. The ACC was setup to monitor and enforce the covenants. Please the ACC with any questions about the covenants and feel free to download a copy of the covenants from our website above.
How can I volunteer to help?
The Branchway Forest Homeowners’ Association, Inc. is always looking for new and renewing members to help fund the maintenance and beautification of our neighborhood and other activities of the homeowner’s association.
We are also looking for new Board and Committee members if you would like to volunteer your time. Please contact us for more information about joining the HOA or volunteering for a board or committee position.
Is the Branchway Lake open for everyone’s use?
Only lakefront properties have access to the lake in their backyards. They are all part of the Lake Association and are responsible for the care and maintenance of the lake and dam. There is no public access.
